
One agreement, four markets.
MARNER ACCESS is a partner programme for established property sales agencies. You sell MARNER property to your own clients, in your own market, under your own brand relationship — and you keep the larger share of the commission.
The split applies to every completed transaction. It is fixed and written into the agreement: it does not change with volume, and there is no tier you have to reach first.
Four markets, one agreement
This is the part a developer programme cannot match. A developer signs you for one developer’s stock in one city. ACCESS gives you the MARNER inventory in every market we operate in, under a single contract, with one counterparty.
- Dubai United Arab Emirates New-build and resale across the freehold districts. This is where MARNER holds its brokerage licence.
- Abu Dhabi United Arab Emirates Registered market data and research for the emirate. Transactions here run through a locally licensed brokerage — MARNER’s own licence is Dubai’s, not Abu Dhabi’s.
- Mallorca Spain Fincas, townhouses and coastal resale, with advisory and property management on the island.
- Marbella Spain Costa del Sol resale and new-build, from an office on the ground.
These are the markets ACCESS covers today. When we open another, it joins the same agreement rather than requiring a new one — which is the reason the contract is written the way it is.
Four steps, and the third one is not ours
The sequence matters, because it decides when you are paid. Step three is the developer’s or the seller’s, and no partner programme can honestly promise otherwise.
You register the client
You name the client to us before the introduction. Registration is what attaches the commission to your agency, and it is settled in writing before anyone travels or views.
We run the transaction
Viewings, negotiation, reservation and paperwork are handled by the MARNER entity licensed in that market. You stay the client’s relationship; we do the transactional work.
The developer or seller pays
Commission is invoiced on completion and paid to MARNER by the developer or the selling side. This step is outside our control, and it is the one that determines the timing of everything after it.
We pay you
Your share is released as soon as that payment has cleared, from the account described below.
We pay when the developer has paid, from a separate account
Agencies in this business have been left waiting by developers, and by the intermediaries between them and the developer. It is the most common reason a partnership ends badly, and it is worth being direct about how we handle it.
Two commitments. Your share is released as soon as the developer’s payment has cleared to us — the trigger is that payment, not our cash position or our month-end. And partner commission is held in an account kept separate from operating money, so what is owed to partners is not the same balance we run the business from.
What we do not do is pay you before the developer has paid us. Any programme that offers that is financing your commission out of its own working capital, and you should ask what happens to that arrangement in a slow quarter. We would rather name the dependency than hide it behind a payment term.
What we expect from the agency
ACCESS is built for firms that already sell property abroad. It is not a way to start doing so.
An existing sales business
You are a trading agency with a track record in international property, not a startup testing whether the market exists.
Your own clients
You bring the relationships. We do not supply leads, and there is no lead pool to draw from — that is the whole basis of the split.
Local authorisation
Whatever licence, registration or permission your jurisdiction requires for introducing clients to foreign property, you hold it. We ask to see it.
Not individual agents
ACCESS is an agency-to-agency arrangement. If you are an individual broker, this is not the right programme, and we would rather say so now than after a membership has been paid.
ACCESS is not territorially exclusive. We may appoint more than one agency in a city, and we will tell you if we already have one in yours. If exclusivity is a condition for you, this is the point to say so — it is a separate conversation, not a term of this programme.
There is an ongoing membership fee
ACCESS runs on a recurring membership rather than a joining fee, and we would rather you know that from the page than from the third call.
The amount is not published here because it depends on which markets you take on and how much of the material and training you use. It is set in the conversation, and it is the first thing we put in writing.
MARNER ESTATES
MARNER ESTATES is a property advisory and brokerage group operating in the United Arab Emirates and Spain. The brokerage licence is held in Dubai. In the other markets we operate through the local entity and the local licence for that market, and in Abu Dhabi our work is research and registered market data rather than brokerage.
The published research is the part you can check before you speak to us: the district figures on this site come from the official Abu Dhabi Real Estate Centre report, with the source named on every page and the gaps stated where the report does not answer a question.
ACCESS itself is new. We are opening it market by market and signing a small number of agencies to begin with, which is a deliberate choice and not a scarcity tactic — a programme like this is only worth joining if the counterparty can service it.
