Buying property in Mallorca, with the checks that happen before you sign.
We hold our own stock and vetted partner properties but fill no developer quota, so our answer on a property can be no. On Mallorca we check the licence and the declared area before a deposit is paid.
On Mallorca, the difference between two similar houses is rarely the price.
MARNER ESTATES works as an independent advisory firm. On the buy side we represent your interests, never a developer quota. What that means here in practice: we establish whether the property is fully legalised, whether the extension on the terrace was ever declared, and whether a holiday-rental licence exists — before anyone talks about price.
On the sell side we position your property discreetly to the right international buyers, priced from registered comparables rather than portal asking prices.
About MARNER ESTATESTwo mandates. One standard of advisory.
Acquire with clear eyes.
- Registered comparables for the same village, not island averages
- Legalisation status: declared floor area, permits, cédula de habitabilidad
- Holiday-rental licence — whether one exists, and whether one is realistic
- The full cost picture: ITP or VAT, notary, registry, legal
- NIE, bank account and the steps in the right order
- Coordinated completion through to the Land Registry
Sell with discretion.
- Valuation from registered sales in your municipality
- Discreet, targeted marketing — not blanket listing across portals
- Access to our vetted German, British and Scandinavian buyer network
- Timing advice: Mallorca buys and sells on a season
- Energy certificate, documentation and the non-resident retention, handled

Properties we are handling now
What we are advising on at the moment. Not every property is listed publicly, so after a conversation we show you the ones that fit.
You buy with your head. You stay for evenings like this.
An island where the supply of good houses is genuinely finite.
Mallorca is not short of property. It is short of the kind people actually want — coastal, protected, well-connected and legally clean. That scarcity is structural, and it is what makes the checks matter more than the search.
Finite by law
The Serra de Tramuntana is a UNESCO cultural landscape and coastal building is tightly restricted. Supply in the sought-after locations cannot simply be expanded.
Year-round, not seasonal
Direct connections from most of Europe run through the winter. The island functions as a base, not only as a summer address.
A deep buyer base
Decades of German, British and Scandinavian ownership mean an established resale market rather than a speculative one.
Distinct micro-markets
The southwest, Palma, the Tramuntana villages, the north and the southeast behave differently. An island-wide average describes none of them.
Letting is licensed
Holiday rental requires a licence, the number is capped, and it attaches to the property. Assuming one can be obtained later is the most expensive mistake made here.
Rural land has rules
What may be built, extended or divided on rustic land is strictly governed — and existing buildings are not always as declared.
“Every recommendation is driven by analysis, not sales pressure — aligned solely with your goals, on either side of the table.”

Where on the island?
Prices, buyers and the quiet season differ from bay to bay. Every area gets its own page — with official figures rather than brochure prose.
What we would want to know if we were buying.
Written for people about to commit money in a legal system that is not their own — and kept free of the numbers that go stale.
Questions, answered.
Can foreigners buy property on Mallorca?
Yes. There is no restriction on foreign ownership in Spain. You will need an NIE (foreigner identification number), and the transfer is executed before a notary and recorded at the Land Registry.
Can I rent the property out to holidaymakers?
Only with a holiday-rental licence. The number of licences is capped, they attach to the property rather than the owner, and not every property or municipality is eligible. Never buy on the assumption that a licence can be added afterwards — verify what exists before you commit.
What are the purchase costs on top of the price?
Budget for transfer tax — ITP on a resale, or VAT plus stamp duty on a new build — together with notary, Land Registry and legal fees. Rates are set by the Balearic authorities and depend on the price band, so we calculate them for your specific property.
Are there ongoing property taxes?
Yes. IBI is levied annually by the municipality, and community fees apply in most developments. Non-resident owners also have annual filing obligations in Spain. Your tax adviser should confirm what applies to you.
What should I check on a country property?
Whether the built area on the ground matches what is declared at the Land Registry. Undeclared extensions, pools and guest annexes are common on rural properties, and legalising them afterwards is not always possible. This is the single check we insist on.
Is there still a golden visa through property?
No. Spain closed the property route to its investor residence permit. Anyone offering it on that basis is working from a rule that no longer applies. Residence options exist through other routes and belong with an immigration lawyer.
