Downtown Dubai: the register, and the quarter that proves the point
What do apartments in Downtown Dubai cost? On registered resale transactions the median has held between roughly 25,600 and 27,700 AED per square metre across the last four quarters. Gross yield sits between 5.4 and 5.9 per cent, which is low for Dubai and entirely normal for a prime address. Those are recorded transactions, not asking prices.

The quarter that proves why we split the table
Look at the off-plan column for the fourth quarter of 2025. The median jumps to 41,639 AED per square metre on 653 transactions, against 189 the quarter before.
Nothing happened to the Downtown market that quarter. One project launched. Binghatti Skyblade alone accounted for 494 of the 1,142 residential sales registered in Downtown that quarter, 43 per cent of everything that changed hands, and its price level pulled the whole off-plan median with it. The resale market, meanwhile, did not move: 27,318 before, 27,708 after.
Anyone publishing a single blended Downtown price for that quarter would have reported a rise of around 27 per cent. It did not exist. This is the reason every table on this site reports resale and off-plan as separate lines, and it is not a stylistic preference: the blended median follows whichever developer happened to launch, not the market you are buying into.
Gross yield
Medians of the last four quarters. Selecting an area fills in the median for that area; every field can be overwritten. Changing the size recalculates price and rent from the median per m².
Gross is not what reaches your account. Service charges, vacancy, re-letting and maintenance come off it, and how much depends on the individual building rather than the area. We quote no figure for that, because an honest one exists only per property.

A second distortion, smaller but permanent
Downtown contains a large stock of serviced and hotel apartments, and they behave differently from ordinary homes: small units, high price per square metre. In our own processing of the register, leaving them in lifts the Downtown median by roughly four to eight per cent in every single quarter.
Every figure on this page counts residential units only, with hotel rooms, offices and land excluded. If a published Downtown price is meaningfully above what you see here, that difference is usually the explanation. Our prices guide sets out the method in full.
What you are buying
Downtown is the Burj Khalifa, the Dubai Mall, the Opera district and the towers around them. It is the most recognised address in the city, and recognition is a large part of what the price buys: an international buyer who has never visited Dubai has heard of exactly one district, and this is it.
That has practical consequences. Liquidity here is the best in the city, which matters more than most buyers expect, and short-let demand is genuine rather than theoretical. Against that: the yield is the lowest of the areas we cover, service charges in prime towers are substantial, and the quiet, residential version of Dubai this is not.
Yield: why the number is low, and why that is fine
Between 5.4 and 5.9 per cent gross puts Downtown well below Business Bay at six to seven per cent and far below the outer districts. That is the register showing a rule that holds across the city: the more established and the more prime the address, the lower the income return.
You are not being cheated. You are buying a different instrument. Prime addresses pay you in liquidity and price stability rather than in yield, and the honest question is which of those you actually need. Is Downtown Dubai a good investment? For liquidity and a globally recognised address, it is the strongest position in the city. For income, the register says other districts pay more. Decide which you are buying before you compare prices.
How much is an apartment in Burj Khalifa itself? The tower trades well above the district median and on thin volume, so a quarterly median for it alone would be unreliable. We would rather tell you that than print a number we cannot stand behind.
Is Downtown Dubai freehold? Yes, Downtown is a designated freehold area open to foreign ownership. Confirm the specific unit in the title documents.
Downtown or Business Bay? Same walking radius, and the register puts Business Bay materially cheaper with a higher yield. Downtown buys you the address and the liquidity; Business Bay buys you the return. Both pages carry the registered figures so you can compare rather than take our word for it.
