Business Bay: what the register says, and what the median hides

What do apartments in Business Bay actually cost? On registered residential transactions, the resale median has held in a band between roughly 19,260 and 20,580 AED per square metre across the last four quarters, on several hundred sales per quarter. Gross yield ranges from 6.3 to 7.1 per cent. Those are the numbers the Dubai Land Department recorded, not asking prices.

Why published Business Bay figures are usually too high

Business Bay is a mixed-use district, and that is a measurement problem before it is a lifestyle one. The area contains a large stock of offices, and when offices are counted alongside apartments the median rises. In our own processing of the register, including commercial units lifts the off-plan median for this area by roughly 15 per cent.

Every figure on this page counts residential units only. If a portal or a brochure quotes you a Business Bay price noticeably above what you see here, the first question to ask is what it counted.

The same trap in a different costume appears next door in Downtown, where serviced hotel apartments push the median up every single quarter, and wherever we publish an area figure, hotel rooms, offices and land are excluded. Our prices guide shows how much that single decision changes.

Work out the gross yield

Gross yield

Medians of the last four quarters. Selecting an area fills in the median for that area; every field can be overwritten. Changing the size recalculates price and rent from the median per m².

Gross is not what reaches your account. Service charges, vacancy, re-letting and maintenance come off it, and how much depends on the individual building rather than the area. We quote no figure for that, because an honest one exists only per property.

What you are buying

Business Bay is the canal district immediately south of Downtown: towers, a waterfront promenade, and walking distance to the Burj Khalifa area without Downtown prices. That proximity is the whole proposition, and the register prices it at a visible discount to its neighbour.

The trade-offs are equally visible. Density is high and still rising, several plots remain under construction, and the quality spread between towers is wider here than in more curated communities. Two apartments of identical size in Business Bay can be genuinely different products, and the median does not tell you which one you are being shown.

Yield, and what it does not include

Between six and seven per cent gross is a strong number for a central Dubai district, and it is the reason Business Bay appears on so many investment lists. It is also gross.

Service charges in tower buildings with pools, gyms and concierge are substantial, and they vary enough between towers that two flats at identical price and rent can end up far apart after costs. The pattern is the one the register shows across the city: the more established and the more prime the address, the lower the yield. Is Business Bay a good place to invest? On registered numbers it combines a central location with a yield above the prime waterfront areas. Whether it suits you depends on whether you want income or capital growth, and on your tolerance for a district that is still adding supply.

Is Business Bay freehold? Yes, Business Bay is a designated freehold area open to foreign ownership. Confirm the specific unit in the title documents.

How does Business Bay compare with Downtown? Same walking radius, lower price, higher yield, more construction and more density. If the Burj Khalifa view matters to you, check the specific line of sight rather than the marketing: many Business Bay towers face each other.

What are service charges like? They vary considerably by tower, and they are the single biggest gap between a gross and a net return here. Ask for the actual figure for the building before you commit, not an area average.
