The real estate agent 'salary' in Dubai: mostly, there isn't one
Search for agent salaries in Dubai and you will find confident averages: so many thousand dirhams a month, plus commission. Read the fine print and the confidence dissolves, because the overwhelming majority of brokerage roles in Dubai pay commission only. There is no salary to average. Anyone publishing one is averaging guesses.
This page does something more useful: it shows you the actual arithmetic of agent income, with the one number in the whole chain that is publicly registered.
What one closed deal pays
Agent income is three numbers multiplied: deals × commission × your split.
The middle number has a public anchor. Across the last four quarters of the DLD’s open transaction register, the median residential sale in Dubai sits around AED 1.5 million (our own analysis of the raw register; the dataset is linked below). Sales commissions in Dubai are agreed per mandate and customarily around 2 per cent, so a median deal generates roughly AED 30,000 in gross commission.
What reaches you depends on the third number, and that one is not a market figure. It is whatever you negotiated with your brokerage: a share of every deal, or a fixed fee instead of a share. Two agents closing identical volume can end the year far apart on nothing but that arrangement, which is why it deserves more scrutiny than any other question you ask a prospective employer.
Now the honest part: the first number, deals per month, is the one nobody can promise you. It is zero for your first weeks in any brokerage, in any market, for anyone. Income in this profession is lumpy by construction: nothing, nothing, then a transfer completes and a month’s rent arrives in one line.
Why “per month” is the wrong question
The searches this page answers ask for a monthly figure, and the market cannot give one. A leasing-focused agent closes small commissions often; a secondary-market agent closes large ones rarely; an off-plan specialist lives on developer commission schedules with their own timing. The annual view is the only one that means anything, which is why our commission calculator works from deals per year rather than from a monthly figure that does not exist.
What actually moves the number
The split and the fees. A share-based arrangement and a fixed-fee arrangement cross over at a calculable point, and where that point sits decides which one is cheaper for the volume you actually produce. Ask any brokerage to walk you through both before you sign. The segment. Median deal sizes differ by multiples between areas. The register, not the recruiter, tells you where the volume and the price sit; our market data comes from the same source.
The pipeline you own. Agents paid on brokerage leads give away a share forever. Agents who build their own book are the ones who benefit most from a fixed-fee arrangement, because every additional deal costs them nothing extra.
