Moraira

A harbour town on the Costa Blanca that is not a municipality of its own. Moraira belongs to Teulada, and unless stated otherwise, the official figures on this page are for that municipality.

Listings say Moraira; the town hall in charge is that of Teulada, whose main town lies inland, whether for building permits, property tax or registering as a resident.

Moraira lies on the coast between Jávea and Calpe, and the Cap d’Or rises above its harbour.

The town and its urbanisations

The town itself is small. For the core of Moraira, the gazetteer (Nomenclátor) of the INE, Spain’s statistics office, records 1,698 inhabitants, 898 of them foreign nationals. The municipality’s urbanisations are listed as separate units, such as La Sabatera (916 inhabitants), Benimeit (520) and Pla del Mar (436). The main town of Teulada accounts for 5,222.

Official statistics give no figure for “Moraira including its urbanisations”, so the figures below are for the whole municipality of Teulada.

What the figures say

The census of 1 January 2025 counts 12,932 inhabitants in the municipality of Teulada, 7,299 of them without Spanish nationality: 56 per cent, more than one in two. The British are the largest group (2,158), followed by Colombians (1,091), the Dutch (658) and Germans (544).

The census counts residents, not owners. Anyone who owns a house here but is registered elsewhere does not appear in these figures. They describe the municipality, not the market.

The market behind them

For Teulada, the notarial statistics of Spain’s housing ministry (MIVAU) show 554 home purchases in 2025. Across the province of Alicante, the land registries recorded 53,385 home purchases in the same year; 43.29 per cent were made by foreigners, the highest share of any Spanish province. Notarial and land-registry figures are different counts and cannot be set against each other.

Before you buy

Whether a property offered as Moraira actually lies in Teulada is shown by the nota simple, not by the listing. Not every well-known address nearby belongs to it: Cumbre del Sol, for instance, is in the neighbouring municipality of Benitachell. That decides which town hall you deal with for as long as you own the property.

On holiday letting

In the Valencian Community this is decided by the individual property, not by the town alone: it needs a favourable report from the municipality on its compatibility with planning rules and an entry in the Registro de Turismo de la Comunitat Valenciana. Since April 2025, where there is an owners’ community, a new holiday let also needs that community’s express approval. We check this for the specific property before anything is signed. A listing that says letting is “possible” is not a registration.
