We publish the district figures from the official report, name the zones where foreigners may buy freehold, and say plainly what we are not licensed to do.

Every figure on this site comes from the market report of the Abu Dhabi Real Estate Centre, with the source named. Where the report gives us only a chart and no reliable text layer, we say so instead of estimating a number from it.

A market that opened late, and documents itself well.
Foreigners could not own freehold here until 2019. The market that followed is younger and thinner than Dubai’s, and the regulator publishes more about it than most buyers ever read.
Designated investment zones
Since Law No. 13 of 2019, non-GCC nationals may own freehold, but only inside designated zones. Outside them the answer is still no.
No property tax
No annual property tax and no capital gains tax on property, as across the United Arab Emirates.
Escrow by law
Off-plan payments go into a project escrow account at a bank approved by the Department of Municipalities and Transport, released against verified construction milestones.
Golden Visa
A qualifying property investment from AED 2M can support ten-year UAE residency. The programme is federal and applies here as in Dubai.

Permitted advertising
Every listing needs a Madhmoun permit, and more than 41,200 have been issued. Fewer phantom listings survive that.

Can foreigners buy property in Abu Dhabi?
Only inside the designated investment zones. Law No. 13 of 2019 opened freehold ownership to non-UAE and non-GCC nationals in areas including Al Saadiyat, Yas, Al Reem, Al Maryah, Al Reef, Hudayriyat, Al Jubail, Masdar City and Al Raha Beach. Outside those zones the answer is still no, and that is the first thing to establish about any address you are shown.
What does a square metre cost in Abu Dhabi?
It depends on the district and, more than most buyers expect, on where within that district you land. ADREC records apartments on Al Saadiyat Island at an average of AED 42,000 per square metre against a maximum of AED 142,000; Al Reef averages AED 11,000. The figures cover fifteen districts.
Why is the average price misleading?
ADREC says it plainly in its own report: across most districts maximum prices run two to four times the mean. An average blends a modest apartment and a penthouse into a single number that describes neither. Ask what the range is, not what the average is.
Is my money protected when buying off-plan?
Payments go into a project-specific escrow account at a bank approved by the Department of Municipalities and Transport, and are released against verified construction milestones. The framework is Law No. 3 of 2015 as amended by Law No. 2 of 2025. This is Abu Dhabi law rather than Dubai’s: the regulator here is ADREC, not RERA.
Are there property or capital gains taxes?
No annual property tax and no capital gains tax on property. That is federal and applies across the United Arab Emirates.
Are you licensed to broker property in Abu Dhabi?
