Yas Island: the widest price range in Abu Dhabi, and the reason for it
What do apartments on Yas Island cost? The Abu Dhabi Real Estate Centre records an average of AED 25,000 per square metre and a maximum of AED 104,000. Villas average AED 18,000 and reach AED 53,000. That gap is the largest of any district in the emirate, and it is the single most important thing to understand before you look at a listing here.

An average that covers four times its own value
ADREC notes in its report that maximum prices across most districts run two to four times the mean. Yas Island sits at the very top of that range, and slightly beyond it:

Read that first row again. An apartment on Yas Island recorded at AED 104,000 per square metre and one recorded at the district average of AED 25,000 are in the same table, in the same six months, on the same island.
Anyone quoting you “the Yas Island price” is quoting a number that describes neither. On Hudayriyat the average is a usable starting point. Here it is a statistical artefact of averaging two different markets.
Why the range is that wide, and it is not a data problem
Yas Island is not one product. Aldar began developing it in 2006 and has been adding to it ever since, which means stock built fifteen years apart sits within a few kilometres of itself.
The clearest illustration is current: Aldar has unveiled Yas Point, an AED 6 billion waterfront destination on the northern shore, with branded residences and a five-star hotel. Branded residences do not price like the apartment stock built alongside a theme park a decade earlier. Both are on Yas Island; both are in the same ADREC average.
So the wide spread is not noise in the register. It is an accurate description of an island that contains genuinely different products, and it will most likely get wider rather than narrower as the newer waterfront completes.
What that means for a buyer, in practice
The district average is the wrong anchor. Ask instead what comparable units in the specific development recorded, and treat the AED 25,000 figure as a floor for the island rather than a guide to any particular building.
A high quoted price is not automatically an overcharge. At the top of this range there is recorded evidence of AED 104,000 per square metre. The question is not whether such a price exists on Yas but whether the unit in front of you belongs in that segment.
A low quoted price deserves the same scrutiny. The average is dragged down by older stock, and “below the Yas average” can simply mean an older building rather than a bargain.

Can foreigners buy on Yas Island?
Yes. Yas Island is one of the designated investment zones opened to non-UAE and non-GCC nationals by Law No. 13 of 2019. Confirm the freehold status of the specific unit in the title documents.
Who is the master developer?
Aldar Properties. Development of the island began in 2006, and the Formula One Etihad Airways Abu Dhabi Grand Prix has been held at Yas Marina Circuit since 2009.
Is Yas Island a good place to invest?
The register shows a market with an unusually wide range of products and prices. That is not a verdict either way. It does mean that a decision made on the district average is a decision made on a number that does not describe your property, which is the one mistake this page exists to prevent.
What about rental yields on Yas?
We do not publish an Abu Dhabi yield. A gross yield needs rent per square metre for the same district, and the rent side of the ADREC report exists only as a graphic without a usable text layer. Estimating it would mean inventing the denominator.
