The Golden Visa in Abu Dhabi: the threshold, the lien, and what it buys

How much property do you need for a UAE Golden Visa? A property worth no less than AED 2 million. The residency runs ten years and is renewable while the conditions still hold. The programme is federal, so the threshold in Abu Dhabi is the same as in Dubai.

The threshold is the part everyone knows. Three details from the government sources matter more, and two of them rarely appear on a property website.

The lien

To keep the residency valid, a lien is placed on the property. The federal guidance is explicit: this exists to ensure the continuity of ownership throughout the validity of the Golden Residency.

That is not a formality. It means the property is encumbered for as long as the visa depends on it. Selling it, or restructuring around it, is not the same transaction it would be without the visa attached.

If a sales presentation describes the Golden Visa as a benefit that comes free with the purchase, it has left out the part that constrains what you can later do with the asset. Ask how the lien is released, and what happens to the residency when it is.

The property must be fully owned, and the register must say so

The application requires a letter from the real estate registration department confirming ownership of property worth at least AED 2,000,000, and the property must be fully owned by the investor.

In Abu Dhabi that letter comes from the emirate’s own registration channel, not from Dubai’s. It is one more place where the two emirates run separate systems, and where paperwork prepared for a Dubai purchase does not transfer.

More than one property may count

This is the detail most worth knowing and the one most often missed. The federal guidance allows an investor to qualify by purchasing one or more off-plan properties of no less than AED 2 million in total, from approved local developers, as well as by buying a completed property outright or with a loan from specific local banks.

So the threshold is a total, not a minimum unit price. Two apartments of AED 1.1 million each can reach it. That changes which districts are in range, and it is why the table below is worth reading before you conclude the threshold puts a district out of reach.

What AED 2 million actually buys here

The threshold is abstract until you convert it into floor area. Using the district figures from the ADREC report:

Read the two right-hand columns together, because the difference between them is the whole point of this site.

At the district average, AED 2 million buys a family apartment almost everywhere: 111 m² on Al Reem, 83 m² on Hudayriyat, 182 m² in Al Reef.

At the district maximum, the same money buys 14 m² on Saadiyat and 19 m² on Yas. Fourteen square metres is a room, not an apartment.

Both columns are the same threshold in the same district in the same six months. Which one you land on depends entirely on which product you buy, and that is a decision made long before the visa paperwork starts.

Is the Golden Visa the same in Abu Dhabi as in Dubai?

The programme is federal, so the AED 2 million threshold and the ten-year term are the same. The registration paperwork is emirate-specific: an Abu Dhabi purchase is registered and certified through Abu Dhabi’s own channel.

Can I use an off-plan purchase?

Yes. The federal guidance names off-plan property from approved local developers as a qualifying route, and allows more than one property to be combined to reach AED 2 million.

Can I use a mortgage?

The guidance allows a property purchased with a loan from specific local banks. Which banks qualify is a question for the bank and the authority, not for a website.

Does the visa let me sponsor my family?

The published benefits include sponsoring a spouse and children regardless of their ages, and staying outside the UAE for longer than the usual six-month limit without the residency lapsing.

What happens after ten years?

It is renewable if the same conditions are still met, which in practice means the qualifying property is still owned and still worth the threshold.

Does buying in a non-investment zone work?

A foreign national generally cannot acquire freehold outside the designated investment zones in the first place, so the question usually settles itself at the purchase stage. Our buying guide explains why the commonly published list of zones is out of date.
